Athletes prepare for 2012 Summer Paralympics at the Paralympic Fitness Centre

Monday, August 27, 2012

London, England — As Paralympians ready for the Games which are set to open later this week, they have access to a world class fitness center inside the Paralympic Village which is designed to maximise their pre-Game preparations.

According to volunteers staffing the center, instead of being a single large room, as in Beijing, the building has numerous rooms. It, along with the adjacent Village Services Centre, is designed to be converted into a school after the games conclude. Rooms have been structured as a gym, an auditorium, and science laboratories.

Gym equipment is supplied by Technogym, an Italian firm that has supplied gym equipment for the Olympics since 2000. Equipment has been provided not just for for the Fitness Centre, but for gyms at all the Olympic venues. The newest equipment is oriented toward maximum flexibility, allowing athletes to exercise the particular muscles that they most require for their sport.

In addition to the equipment, the Fitness Centre also provides instructors trained in the use of the equipment, the likes of which athletes from many countries have never seen before. There are also a number of instructors available to provide motivational training.

The Type Of Plastic Surgery Consultant You Need

The Type Of Plastic Surgery Consultant You Need

by

leoo

Plastic surgery is scary as much as it is loved by many. You need to adequately prepare yourself for it and even after doing that, it doesn t completely wash away the fear of something going wrong as is common with all operations. Whether you are looking for a simple office procedure to freshen up or more lasting surgery to reverse the changes of aging, you need to find all ways to calm your fears. One such way of doing that is by choosing a plastic surgery consultant who can help you in that sector.

For a consultant to be able to put your fears to rest, he or she must have an intimate understanding of a wide range of cosmetic and plastic surgery services. There is nothing as unnerving as having someone convince you to try something that he or she is not knowledgeable about.

One who is enthusiastic about his or her job, has a friendly smile and empathetic ears makes you relax and feel like you can open up and ask him or her anything and he or she would be in a position to answer you.

At your initial consultation, your consultant should be able to guide you through the range of services available. Your initial consultation should be informative in a friendly relaxed environment. He or she should listen and help you make the right decision.

If you decide to have cosmetic surgery, your consultant should go ahead and arrange for you to have a more specific consultation with the plastic cosmetic surgeon who is going to perform the procedure. It is comforting to talk to the person who is actually going to operate on you because it helps you to feel at ease during the procedure as you would have already been acquitted with each other.

The consultant you had at the initial consultation should be with you as part of the experienced team of nurses and manager until you have fully recovered from surgery. It is good to see friendly faces during this difficult time than to see different people who you consider as strangers every time you look up.

If you are looking for something less invasive, your consultant should be able to recommend a program to achieve the best outcome for your skin. It is also advisable to have a skin assessment test. This advice has been given by Dr Tam Dieu who is a qualified plastic surgeon.

Credit Card Payment Strategies: Beat Credit Card Debt Nightmares That Keep People Awake At Night}

Submitted by: National Association Of Responsible Lending And Investment

If you are struggling to afford just the minimum payments on your credit cards, you are not alone. A large percentage of the people you pass on the street each day are suffering under the weight of the exact same stress. They are also concerned about upcoming (or past) due dates and an ever-increasing credit card debt balance.

You don’t have to continue to lose sleep worrying about your debts, but you do need to take actiontoday. Little by little, one-step at a time; you can change your credit situation from an ongoing nightmare to a bad dream of the past.

Scrutinize Your Expenses

Hard as it may be to face, until your credit card debt is paid down to a manageable level, you will need to start living frugally. Start by keeping a daily expense log, detailing everything from your morning coffee to the monthly electric bill. Then go through this list, line-by-line, and determine which expenses can be eliminated and which can at least be decreased.

Look for New Money

Consider taking a second job, tutoring on weekends, or baby-sitting. Look around your home for clothes, furniture, or other items that you can sell, either in the classifieds or online at sites like Ebay. Return unnecessary recent purchases for credit back to your card.

Stop Using Your Cards

It is nearly impossible to significantly lower your debt if you keep adding onto it each month. At the very least, take all specialty and department store cards out of your wallet and store them in a safe place (or cut them up entirely). Before you charge anything to a card from now on, ask yourself if it’s really necessary, and if there’s any way to either not make that purchase or to delay it until you have enough funds to cover the cost.

Pay Off Your Highest Interest Rate Cards First

After you’ve pared down every possible expense, sold what you could, and sought out new sources of income, determine how much you have left at the end of the month in excess of all your minimum payments. Then apply all of the excess funds to the card with the highest interest rate, and continue to do that until that card is paid off. Start the process again with the second-highest rate card, and so on. This will pay off your debt the fastest.

Call and Ask

If you need to send a payment in late, call and let your credit card company know. Customers who communicate honestly receive better treatment. It never hurts to call and ask if your interest rate could be lowered; even half of a percentage point can make a big difference for someone living month-to-month.

Your credit card company may also have some sort of hardship program in place for customers who are temporarily unemployed or who are dealing with a serious illness. If you think you may have a hardship case, again, call and talk to someone. You may qualify for a lower interest rate or a few months of grace.

Original Story
 • “Hotel development proposal could displace Buffalo, NY business owners” — Wikinews, February 17, 2006

Monday, February 27, 2006

Buffalo, New York —Wikinews was the first to tell you that the Elmwood Village Hotel development in Buffalo, New York was to undergo “significant changes”.

The Elmwood Village Hotel is a proposed project that would be placed at Elmwood and Forest Aves. in Buffalo. In order for the development to take place, at least five buildings that house both businesses and residents, must be demolished.

To confirm and to get more information about the changes, Wikinews interviewed Eva Hassett, Vice President of Savarino Construction Services Corporation, the development company in charge of building the hotel.

Wikinews: The hotel proposal is being redesigned. Could you comment on that? What changes are being made? Are they significant?

Eva Hassett: The hotel has been resized as a 72-room, four story building. This is 10% smaller in number of rooms and a full story lower. We are also redesigning the facades in a way that will minimize the mass – more of a vertical feeling than horizontal. Different materials, windows, details. The smaller size of the hotel also makes the number of on-site parking spaces more appropriate and hopefully represents less of a challenge to an already difficult parking situation.

WN: Will you still be going before the city’s planning board as scheduled on February 28? Same for the Common Council?

Hassett: We will be on the Planning Board agenda this Tuesday morning but I do not expect that the Board will vote on the item that morning. I think we will be mainly explaining the new design and hearing input/questions.

WN: Will there be anymore public meetings?

Hassett: We would be happy to do one more big public meeting. We will be talking to Forever Elmwood about that on Monday (February 27, 2006). We would like to see if there is support for the new design and we also want to honor the public’s request for another meeting. I am hopeful that meeting can take place the week of March 6th.

WN: Is Savarino considering Mr. Rocco Termini’s design/proposal? If no, do you (Savarino) support/oppose?

Hassett: We are hopeful that we can build the hotel as redesigned. We think it would be a great addition to the Elmwood Ave. area, a good way for out-of-towners to see what Buffalo offers and a big help to the businesses there.

WN: Are you considering more time for the community to make a judgment?

Hassett: As I mentioned above, we expect to have one more meeting to get public reaction to the new design, and I think the Planning Board may want an additional meeting to make their determination. We do however, have constraints that will limit the amount of extra time. We still think it is a great project for the City and Elmwood; and we still want it to be something that the community wants as well.

So far, the City of Buffalo’s City Planning Board is still scheduled to meet at 8:00 a.m. (Eastern) on February 28, 2006 followed by the Common Council meeting at 2:00 p.m. on the same day.

Images of the design are not yet available. “We are working on the renderings this weekend, but I will likely have some early in the week,” stated Hassett.

‘Subject To’ Contracts Allow Buyers To Take Over Mortgage Payments

By Simon Volkov

Subject to is a realty contract used when buyers take over another person’s mortgage payments. This strategy can be a good option for credit-challenged buyers who do not qualify for bank financing due to insufficient credit scores or lack of down payment funds.

With Subject to contracts property rights are transferred to the buyer, but ‘subject to’ compliance of contract terms. Ownership rights revert back to the property owner if buyers default on contract terms. When default occurs the buyer forfeits all funds vested into the property.

These contracts can provide benefits to all parties involved as long as agreements are properly executed and recorded. It is recommended to obtain legal counsel to ensure contracts are legal and transfer of property is in accordance with state laws.

Subject-to can be a good alternative when borrowers cannot afford a down payment. Bad credit buyers find this type of contract appealing because it provides them time to engage in credit repair strategies to boost credit scores.

Once the contract is executed buyers take over loan payments, but the loan contract remains in the original homeowner’s name. Once buyers are capable of qualifying for a mortgage they refinance the loan into their own name.

Property owners should conduct due diligence to ensure buyers possess the financial means to pay future loan installments. Buyers should conduct due diligence to ensure property owners are current with loan payments and property taxes.

Buyers should also research public records to determine if liens or judgments are attached to the property which could interfere with transfer once they obtain bank financing.

Homeowners sometimes engage in Subject to agreements if they have been unsuccessful in locating a qualified buyer willing to pay their asking price. Others use this contract when they can no longer afford loan payments and attempting to avoid foreclosure.

If homeowners can locate a buyer who is willing to take over payments and cure mortgage arrears they can stop foreclosure from occurring and minimize impact to their credit.

Real estate investors sometimes engage in Subject to contracts to sell investment properties to credit-challenged buyers. Doing so can provide debt relief to investors through assignment of property rights and grant buyers the opportunity to buy real estate even when they cannot qualify for a bank loan.

Subject to agreements is a legally-binding contract that is enforceable in a court of law. Property owners are required to record the document through district courts in the county where the property is located.

Subject to agreements are normally in place for 1 to 3 years to provide buyers ample time to establish or restore sufficient credit scores. Buyers are required to obtain bank financing when the contract reaches maturity date.

Buyers are responsible for costs associated with obtaining a mortgage note. Expenses typically range between 4- and 6-percent of the purchase price. Fees include loan application, loan origination, loan points, property appraisals and inspections, mortgage insurance, legal review fees, and various closing costs.

Buyers should strive to obtain bank financing as quickly as possible. A credit score of 720 or higher is needed to obtain the lowest interest rate. Most banks require borrowers to possess a credit score of at least 640 before they will approve financing.

 • “Hotel development proposal could displace Buffalo, NY business owners” — Wikinews, February 17, 2006

Thursday, November 16, 2006

Buffalo, New York —A proposed hotel that was supposed to be built at the corner of Elmwood and Forest Avenues in Buffalo, New York is apparently off the table. The former proposal was going to be called The Elmwood Village Hotel and would have consisted of 72 rooms and cost between $7 to $10 million American dollars to build.

Today several unknown individuals were seen removing a sign that was dedicated to the “Elmwood Village Gateway,” which signifies the beginning of the Elmwood Village at the formerly proposed project’s location.

Nearly an hour later the men replaced the sign with a different and unexpected sign: “For Sale: 5 commercial parcels and 1 carriage house, By: Owner.” Those 5 “parcels” are 1109-1121 Elmwood and 999 Forest Avenue, which is located in an illegal alley, according to the City of Buffalo, behind the 5 other properties on Elmwood. Hans Mobius owns all properties named in the sale.

Sam Savarino, CEO of Savarino Companies never owned the properties and has repeatadly told Wikinews in exclusive interviews that he still had a “contract to buy the properties” and on October 2, 2006 told Wikinews in an exclusive interview that he “extended” the “agreement to purchase the property[s] and will have it under contract for what we hope is a sufficient period of time.”

“He [Mobius] is undoubtedly concerned because he has lost some tenants and is a bit impatient. I think he has properly portrayed the situation,” said Savarino in an exclusive interview with Wikinews.

Savarino also says that there may be “legal issues” to work out now, before anything else can move forward, regarding the proposal.

“There are some legal complexities that must be sorted out before anything can happen there,” added Savarino.

The welcome sign was; however, not removed entirely. The sign was placed, facing the same direction of north, on the side of the Forest Plaza Art Gallery, a new art gallery located on the corner of Forest and Elmwood.

Nancy Pollina, owner of Don Apparel which was located at 1109 Elmwood, but closed on October 14, 2006 considers this a possible “victory” in regards to the lawsuit filed against the hotel to stop it from being built, alleging that several laws were broken, including not performing an Environmental Impact Study before the proposal was approved by the city, during its approval and the proposal was “rushed.” Patricia Morris, who operates Don Apparel with Pollina, Angeline Genovese and Evelyn Bencinich, owners of residences on Granger Place which abut the rear of the proposed site, Nina Freudenheim, a resident of nearby Penhurst Park, and Sandra Girage, the owner of a two-family residence on Forest Avenue less than a hundred feet from the proposed hotel’s sole entrance and exit driveway, were also plaintiffs in the lawsuit. They filed the suit with a lawyer representing them, Arthur J. Giacalone, on April 25, 2006 in New York State Supreme Court, but the case has never gone to a courtroom.

Giacalone believes that a press release issued in July regarding the project was nothing but a statement to “save face,” but that the placement of the for sale sign might be a way of convincing Savarino to speed up the sale of the properties.

“I thought all along that Savarino’s July press release might be no more than an effort to save face. But we have no way of knowing. Similarly, Mobius might have put the for-sale sign up in an attempt to pressure Savarino into closing the deal. There’s no way to tell,” said Giacalone in an exclusive interview with Wikinews.

In regards to the lawsuit, Giacalone thinks it may now be in “limbo.”

“The lawsuit still sits in limbo,” added Giacalone.
